Subject: FEEDING ANY ANIMAL OUTSIDE
We have just asked, begged, pleaded… PLEASE DO NOT FEED ANY ANIMAL outside of your unit.
You may think you are just feeding cats and ducks but you are also feeding
possums, racoons, armadillos, alligators and now…
THERE HAVE NOW BEEN TWO CONFIRMED REPORTS OF COYOTES ON THE PROPERTY.
PLEASE DO NOT FEED ANY ANIMAL OUTSIDE!
We have reports of plates and containers with food for cats and ducks littering the neighborhood, especially Lake View Court.
If you see someone doing this, please take pics or video and let us know.

Subject: Things homeowners of the water intrusion units need to know
Bay Area will need to be able to leave materials, ladders, equipment, and the
trailer for trash at the unit overnight for the two or three days that we are
working on the unit. We will secure everything before we leave. This means the
resident will need to find another place to park during the time we are working
there. This is also to keep damage from happening to personal property,
including cars.
As we are making repairs, we are not responsible for the damage which occurs
inside the unit. We are finding rotted wood, particleboard, and studs. We are
also finding windows that were not installed properly and have very little
holding them. We are not responsible for bathroom tiles, which may fall off or
the proper installation of a window after repairs have been made.
We are being asked about repairing hurricane damage in addition to the water
intrusion. We are only making repairs agreed to in the quote that was approved
by the Board. Any additional damages would be an additional charge to repair.
We try to use the original siding if it is in good shape, but if it has to be replaced,
the color will be darker because these units have been sitting in the sun for
many years. We do not recommend painting siding.

Subject: Lake Place Community Updates/Reminders
Happy Fall, Lake Place Condo Owners and Renters!
Lake Place Community Website – www.lakeplacecondo.org All you could need to know is here on the bulletin board and also on the website. Stay informed!
Visitor Parking – A reminder for residents and renters, once your driveway has been used for guests and is full, please use the Visitor Parking located next to the pool (not the mail pick-up) or the 5 spots at the north end of Lake Place Lane along the chain link fence.
Why do we ask this? Parking on the grass has the potential to break irrigation. Parking on the street can prohibit emergency vehicles from accessing every unit.
Fire Extinguisher Boxes – Please do not use them as shelves. They need to be clear for emergency use.
Feeding Animals Outdoors – Please don’t. If you think you are feeding just the ducks or just one cat, you would be wrong. We have at least one family of racoons that can become aggressive if they find a food source.
Recycle Bin at Mailboxes – In spite of signage and multiple attempts to get only recyclable materials placed in the Recycle bin, we have been forced to remove it leaving only the trash can. You would not BELIEVE the kinds of things we were finding in it!
Plants – We love plants! But only in pots. If you plant them in the ground, they become the property of the association to take care of. So please only in pots.
Pool Use – Please be sure to close the gate behind you both coming and leaving. We do not want any accidents because of people, children and animals wandering in.
Planning to make some improvements on the outside of your unit? Fabulous! Please be sure to go to the website to fill out an ARC first. Once approved by the Board you can get started on your project. This includes adding tile to your front porch, adding a patio area, etc.

Subject: 4th of July Announcements/Reminders for Lake Place Condominium Owners/Renters – July 2024
Hello Lake Place Condominium Owners and Renters,
Happy 4th of July! Just a few reminders before the celebrations begin:
The pool is back open now after the filtration system was fixed. Don’t forget to pick up your trash as we have numerous sightings of the racoon in the pool area. Please enjoy and be careful!
The lawn crew will be coming on Friday instead of Thursday, which is the 4th.
No fireworks! We have far too many trees and buildings that can catch fire. There will be plenty to see in all directions from other neighborhoods.
Hosting a gathering? Be sure to use Visitor Parking once your driveway is full. We MUST have the streets clear to accommodate emergency vehicles at all times.
Finally, we are in Hurricane Season. Many residents have items stored on the side of their units and on their back porches. All outdoor items, including furniture, potted plants, barbeques, etc. will need to be secured in the event of a tropical storm or hurricane so as not to cause damage as projectiles picked up by high winds.

Subject: New Property Manager
Hello Lake Place Condominium Owners,
We have important news! We have a new property manager for Lake Place Condominium Association. Ronny Dunner is new to Ameritech but not new to property management. He has over 12 years of experience including 4 years of Community Development District experience and 8 years of Condominium and Homeowner Community Association Management experience.
He has managed all kinds of community projects such as roofing, building, paving, pool resurfacing, landscaping, and drainage projects over the past decade. We look forward to working with him as continue to make updates and improvements to our property. A few additional announcements/reminders:We used Zoom for our board meetings during the lockdown. We are now having in person meetings again and would encourage you to join us at our meeting at the Library on Paula Road. We will no longer be providing Zoom as a way to join. You can
find the meeting minutes and agenda on our website at https://www.lakeplacecondo.org/. We also post information on the bulletin board. Come join us in person! We live in a condominium community and NOT a townhouse community. Looks can be deceiving. One major difference is that you own the inside of your unit while the association owns the outside. So… if you want to make an improvement outside such as tiling your front porch or enclosing your back porch with screening, be sure to head to https://www.lakeplacecondo.org/ to fill out an ARC (Architectural Change Request) for board approval. Do not attach anything to your columns,
outside walls or awnings that causes damage. You will be required to pay to have it fixed. Feeding any kind of animal (wild or domesticated) on the outside of your unit is causing the community to continue to have issues with raccoons. We also have at least one alligator in the lake. Do not feed or mess with any alligator. Please be aware anything planted in the ground becomes the responsibility of the Lake Place Association to either maintain or remove. Subject: LP2 Repair
Dear Lake Place 2 Condo Owners,
Starting this Wednesday, May 8th, the work by Bay Area Home Improvement Services will continue with 9020 through 9002 Lake Place Lane as the next 5 buildings (10 units) to be worked on. Wood repairs will be first followed by painting.
To prepare your unit for this work, please move all outdoor furniture, potted plants, and other personal items away from the front, carport, side and balcony of your unit. You will also be asked to move your vehicle(s) to prevent damage.
IF YOU HAVE RENTERS, IT IS YOUR RESPONSIBILITY TO NOTIFY THEM OF THIS UPCOMING WORK!
For Lake Place 2, however, repairs to balconies fall under the homeowner’s responsibility. Bay Area Home Improvement Services has inspected each unit and written up structural and safety issues on the balconies of each unit.
Bay Area Home Improvement Services is offering to repair or replace your balcony if there were issues found since they are already onsite making repairs.
If you choose to have Bay Area repair or replace your balcony, or if you have any questions about the scope of work, payment or scheduling, you will need to reach out directly to Erick Carranza - erick@bahisllc.com or 813-802-5719 at Bay Area Home Improvement.
You DO NOT have to accept the offer to fix or replace your balcony. You only need to contact Erick if you are interested. Otherwise, your balcony will be painted as is.
However, you are still responsible for making your balcony safe per homeowner bylaws. You will need to arrange for this on your own and let the Board know you have done so. When you do so, an ARC request is required to be submitted for board approval before work begins including specifications on materials that must be used.

Subject: Community-Wide Tree Trimming begins next Monday
Dear Lake Place Condominium Owners,
Our community has contracted with Omega Tree Services for Phase Three of tree trimming for the entire community next Monday, 5/6/24 and will be here through Tuesday, 5/7/24. The focus is on smaller branches and trees,
many of which are behind units, and any branches touching awnings or homes and the removal of one very large dying tree in front of 6902/6904 Lake View Court.
You may receive a knock at your door if your vehicle needs to be moved to protect it.

A new bulletin board has recently been installed next to the mailboxes. It has glass doors which are kept unlocked. Feel free to leave messages in there such as items for sale or lost pets, etc. Push pins will be supplied on the board. Please remember to not post anything offensive. Subject: Lawn Maintenance Schedule and Wild Animal Warning
Dear Lake Place Condominium Owners,
Our community lawn care company, Yellowstone Landscaping, will be going back to a weekly schedule beginning on April 4th and will continue to service our community on Thursday mornings. Please continue to make sure the lawn around your home is free of personal items on Thursday mornings. If you are raking, sweeping, or blowing your leaves into the gutters or street, you need to also BAG YOUR LEAVES. The lawn waste truck comes every Wednesday, the same day as trash and recycle pickup and they will pick up piles of yard debris (branches, etc.) at the curb then.
Also, please be aware that this is alligator mating season. We have at least one (that we know of) in our lake and they are more active and more likely to come out of the water during this time. There have been a number of large racoons spotted in the afternoons and evenings around the property, including climbing on balconies. Please do not feed any animal outside (dog, cat, duck, possum, armadillo, etc.) as you will create an issue for yourself and your neighbors.

A friendly reminder to residents to not feed stray dogs and cats, along with ducks, possums, raccoons, and alligators. These animals can cause damage to property and in some cases to people, so we don’t want to encourage them to stay around. Thank you for being good neighbors.
